I saw a listing for a house for sale in the million dollar range. I noticed a couple of the pictures looked odd. It seems the listing agent took a picture and photoshoped furniture in it for the 2nd picture. I took it to our digital photo guy and in 10 seconds said it was virtual digital staging. I was blown away and for $24 each picture sounds interesting. You can't believe anything anymore.

In my experience purchasing homes down here, the furniture is included as many homes are vacation and rental homes. Well, I guess if you're buying a million dollar home, money is no object. There was only one that we visited several years ago on Blackbeard's Court that I really liked, where there was no furniture and we were figuring how we could furnish it logistically.

I'm hoping a prospective buyer does not get upset. (If I'm reading this post correctly). Pretty crazy what can be done these days!

We see a lot of homes being fixed up and flipped so they are empty and have no furniture. Using this site can give a buyer an idea what it might look like with stuff in it. Many buyers can't see the potential of a 100% empty room.

You are exactly correct in regards to potential. Most don't see the good "bones" of a home and have to have the HGTV experience in a photo to see what they can do to make it look just like the photo. I do see the uniqueness in an application as this. Personally, I like to put my own touches on a home, but for us, we just don't have the money to buy all new main furniture for a second home except for mattresses and toilets and that sort of thing.

Where was the house on Blackbeard's Ct?
As far as the virtual staging for $24 a picture that sounds like money well spent Vs a actual staged house.

I cannot remember the address of the house, but it was a cedar shake home with a great view of the sound even though it was on a canal. You take a left on Blackbeard's Court, and it was probably the fourth house on the right. The new owners have since painted it yellow! Yuck! One story with 3 bedrooms and 2 baths with a huge backyard with a dock that pointed straight at the sound. We looked at it around 2011. It was an inheritance house that the new owners finally decided to unload. Just had too many problems for our wallet.

Yep...staging in reality is great if you can afford to purchase the furniture which is an added expense and virtual if you want to get an idea of what to do. I don't need the idea of virtual since I can do it myself IF I had the money..I just want the furniture to redo or whatever since we cannot completely furnish a second home.

I've been running across more and more of those ads. The first couple were in Richmond and I couldn't decide if the house was empty and they added the furniture, or if the ugly chic furniture was real and they digitally deleted it.

I like it though. Seeing any sofa gives me an idea of the size of the room and the empty view allows me to put my good spatial imagination to work.

For a long time I thought all cottages came with furniture. I guess there are working people who get transferred and such who need to take their stuff. Every cottage we have considered for the past two years included all or nearly all of the furniture.

But what if you owned a 36BR/39BA ocean front cottage and wanted to sell it? It's not for sale, but the rental ad for this place is fascinating just in terms of the sheer amount of furniture you'd have to move. It's 3 houses north of the Cavalier in KDH.

I can see where virtual staging and virtual cleaning technology could lead to more serious issues like virtual maintenance and repairs.

I have a buddy who is a photographer for a high end realtor. He goes in and does 3D photos of the place (empty) then puts furniture in. I swear half the stuff he does I can't tell if its fake or real

Ok I know what you are talking about now that house is 2 down from us. The couple that owned it were going through a divorce in 2008-2009 and it was in Outer Beaches Realty as a rental. They took a off season rental and the guests came down to a house with no power no water no phone no internet because neither side had paid bills so they ended up staying in our house for the remainder of their stay.
Whoever got it died and their daughter literally unloaded it as quick as they could. The new owner has done nothing more than fix the dock and bulkhead and mows the grass about 3 times a year.

The listing did disclose it was virtually staged? They do tend to bury that though, so if you're reading quickly you could miss it.
